China’s economy is recovering from the pandemic, the sales volume of China's real estate market was flourishing in the first half of this year, shows that the enthusiasm of buyers is significantly enhanced.
Due to domestic immigration trend to large cities in past decades and future prediction, small cities and towns surrounding large cities have more opportunities.
In general, the cities with high real estate prices seems to be more attractive to domestic migrants and have greater employment opportunities.
In the first half of this year the saleable area of commercial housing is 886.35 million square meters, raised by 27.7% year on year. One of the biggest reason is the policy, which demands real estate enterprises to reduce their debts in case for another financial crises, so that all enterprises accelerate the selling process for a better cash flow.
In China’s real estate industry, the ceiling effect gets more obvious. Furthermore, the upgrading and iteration coming with the real estate finance, bring new development opportunities for the operation of real estate enterprises.
China's first batch of publicly traded real estate investment trusts (REITs) began trading in 21 June 2021, with five on the Shanghai Stock Exchange and four on the Shenzhen Stock Exchange.
These nine REITs focus on China's infrastructure systems and are expected to channel investment into projects such as highways, industrial parks, storage and logistics, and sewage treatment, green power, long-term apartment etc, but not for shopping centre, office and hotel yet.
The total value of these nine REITs is about 4 billions US dollars. The quality of the project is good and the income expectation is stable.
