迪拜官方租金指数更新
点击了解你所在区域的租金 租金走向总体保持稳定
房地产管理局第二次更新的租金指数揭示迪拜的公寓租金走向保持稳定，各社区未记录上涨或下降的趋势。
迪拜土地部门的监管部门——房地产管理局每四个月发布一次租金指数。
朱美拉棕榈岛
根据最近的跟新，一室和两室公寓的租金价格是朱梅拉棕榈岛最昂贵的。租金分别从每年130，000迪拉姆-16-，000迪拉姆到每年180，000迪拉姆-230，000迪拉姆不等。
迪拜市中心
公寓出租租金第二昂贵的就是迪拜市中心地区。办公用房的租金从每年70，000迪拉姆至80，000迪拉姆不等。一室的户型年租金从100，000迪拉姆至120，000迪拉姆不等，两室的户型则年租金从170，000迪拉姆至190，000迪拉姆不等。
Jumeirah Lakes Towers JLT
朱梅拉湖塔地区的办公用房租金在每年55，000迪拉姆至75，000迪拉姆之间，一室的户型租金在每年80，000迪拉姆至100，000迪拉姆，两室的则在每年120，000至150，000之间。
Dubai Marina迪拜Marina
迪拜滨海区办公楼、一室和两室户型的租金分别在每年60,000-80,000 迪拉姆、90,000-120,000 迪拉姆 以及140,000-190,000 迪拉姆。
租金最低的社区有比如说像迪拜投资园区、国际城区、迪拜硅谷区和探索花园区。
迪拜投资园区
迪拜投资园区的办公用房的年租金从25,000 迪拉姆到 35,000 迪拉姆。一室和两室的年租金分别在40,000 迪拉姆到50,000迪拉姆和60,000 迪拉姆至80,000迪拉姆。
迪拜国际城区
国际城区的办公用房的年租金从30,000 迪拉姆到 40,000迪拉姆。一室和两室的年租金分别在40,000 迪拉姆到50,000迪拉姆和50,000 迪拉姆至65,000迪拉姆。
迪拜硅谷区
迪拜硅谷区的办公用房的年租金从35,000 迪拉姆到 45,000迪拉姆。一室和两室的年租金分别在50,000 迪拉姆到70,000迪拉姆和70,000 迪拉姆至85,000迪拉姆。
Discovery Gardens探索花园区
迪拜探索花园区的办公用房的年租金在45,000 迪拉姆到 55,000迪拉姆之间。一室和两室的年租金分别在60,000 迪拉姆到75,000迪拉姆和70,000 迪拉姆至85,000迪拉姆。
Reidin.com报道称2015年1月租金大幅上涨，但是在二月和三月，上涨放缓，由于更多新房的建起，租金价格面临巨大的压力。
房地产顾问JLL 2015年1月预计迪拜居民将于今年见证租金的下降，租户甚至可能迎来“0”租金的时期。之后，Knight Frank，一个总部在英国的咨询公司也说道住宅租金很可能下降5%，销售价格可能下降5%至10%。

Rents have mostly remained stable

Rents for apartments in Dubai have remained stable, registering no upward or downward movement across communities, reveals the second update of Real Estate Regulatory Agency’s (Rera) rent index.
The index is updated every four months by Rera, the regulatory arm of Dubai Land Department.
Palm Jumeirah
As per the new update, leasing rates for one- and two-bedroom apartments remained the costliest on Palm Jumeirah. Leases ranged from Dh130,000 to Dh160,000 per annum (pa) and Dh180,000 to Dh230,000 pa, respectively.
Downtown Dubai
The second costliest community for apartments was Downtown Dubai. Rents for studio units ranged from Dh70,000 to Dh80,000 pa, one beds from Dh100,000 to Dh120,000 pa and two beds from Dh170,000 to Dh190,000 pa.
Jumeirah Lakes Towers
In Jumeirah Lakes Towers, studio rents were between Dh55,000 and Dh75,000 pa, one beds from Dh80,000 to Dh100,000 pa and two beds from Dh120,000 to Dh150,000 pa.
Dubai Marina
Lease rates for studio, one- and two-bed units in Dubai Marina were priced at Dh60,000-Dh80,000 pa, Dh90,000-Dh120,000 pa and Dh140,000-Dh190,000 pa, respectively.
Among the lowest rentals were communities such as Dubai Investment Park (DIP), International City, Dubai Silicon Oasis (DSO) and Discovery Gardens.
Dubai Investment Park
Studio units in DIP were being leased for Dh25,000 to Dh35,000 pa. Rentals for one and two-bed units range from Dh40,000 to Dh50,000 pa and Dh60,000 to Dh80,000 pa, respectively.
International City
Studio units in International City ranged from Dh30,000 to Dh40,000 pa, while one- and two-bed units were available from Dh40,000-Dh50,000 pa and Dh50,000-Dh65,000 pa, respectively.
Dubai Silicon Oasis
In DSO, rents for studio apartments ranged from Dh35,000 to Dh45,000 pa. One- and two-bed units were from Dh50,000 to Dh70,000 pa and Dh70,000 to Dh85,000 pa, respectively.
Discovery Gardens
Lease rates for studio units in Discovery Gardens stood between Dh45,000 and Dh55,000 pa. Rentals for one beds were between Dh60,000 and Dh75,000 pa, while and two bed units ranged from Dh70,000 to Dh85,000 pa.
Reidin.com has reported that rents had increased marginally in January 2015, but the pace slowed down in February and March with lease rates facing further pressure as more units are released.
JLL, a real estate consultancy, predicted in January 2015 that Dubai residents could expect rental declines this year, with even rent-free periods being offered to tenants. Later, Knight Frank, a UK-based consultancy, also said residential rents were likely to fall by five per cent with sale prices likely to decline by 5 to 10 per cent.
