项目背景
项目地块位于昆山市经济技术开发区朝阳中路和柏庐路交叉口的东北角,毗邻现有的大润发卖场。沿地块南侧东西方向的朝阳中路周边区域在未来的城市规划中将会打造成为昆山市新的城市客厅,而沿地块西侧南北方向的柏庐路将会进行升级改造,进一步加强与市中心区域的交通连接。
Project Background
This project is located at the north-east corner of Chaoyang Middle Road and Bailu Road in Kunshan Economy & Technology Development District, right next to the existing RT Mart. The area along the south site Chaoyang Middle Road is going to be developed as Kunshan’s new city “living room” in future urban planning, and the area along the west site Bailu Road is going to be upgraded in the future to strengthen the linkage to Kunshan’s downtown area.
项目用地整体地块呈梯形,用地面积29908平方米。南邻60米宽的朝阳中路,西邻40米宽的柏庐路,北侧为规划中40米宽的汛塘路,东侧为规划中24米宽的五星路。除了南侧和西侧面对城市主要道路成为项目的主要展示面外,北侧未来将会与规划中的金鹰商业区向呼应,东侧则为规划中的金鹰住宅小区。


通过周边市场调研,项目定位为结合新的大润发卖场的以创新生活和社交体验为目标的新型商业体。立足于大润发卖场的成熟客群,通过打造新的商业空间和引入新的商业业态,同时辅以全新商务体验的办公环境,来吸引和培养新一代的客群,打造出大润发商业综合体的新品牌。
After thorough market study, this project is positioned as a new type of commercial mixed-use project aiming at creative lifestyle and social experience combing with a new RT Mart. It’s goal is to create a new RT Mart mixed-use brand by attracting and raising a new generation of young consumers with its new commercial spaces and trade mix, along with new business office environment by taking advantage of RT Mart’s already well-established customer base.
场地规划
由于本项目地块的地理位置优越,因此周边有着非常繁忙的车流。结合未来周边道路的规划设计及要求,本次设计对本项目的场地及交通做出了以下建议:
1、将城市车流较多的朝阳路和柏庐路作为整个项目购物中心部分的主要展示面和商业地面人流的主要入口位置;
Site Planning
The project site is in a superior location with heavy traffic around. The design suggests the following solutions to solve its traffic issues considering the future urban roads’ upgrade:
1.Keep Chaoyang Middle Road and Bailu Road sides as the main facades to the city and main pedestrian entry sides;

2、将城市车流较少的汛塘路作为办公楼的大堂入口和新大润发卖场卸货区的位置;
3、将等级最小的五星路作为大润发班车和辅助交通的位置,并减少与住宅小区的交通压力;
2.Make the less pedestrian-populated Xuntang Road as the office tower entry side and RT Mart’s load area;
3.Leave the narrowest Wuxing Road for RT Mart’s shuttle bus and other traffic use, together to reduce traffic pressure from the residential community;

4、作为主要城市干道,规划要求中禁止朝阳中路、柏庐路设机动车开口,因此本次设计中在这两条主要的干道上,没有设置机动车出入口;
5、在汛塘路上,设置了一个双车道坡道方便商业和办公车辆使用;同时由于项目运营的要求,大润发和购物中心的卸货区设置在地面层的东北角,大型货车不进入地下室;
6、同时为了保证车辆可以快速离开,在五星路上设置了两个双车道机动车坡道;同时沿五星路场地内设置了大润发的班车接驳区。
4.As the city’s main traffic roads, Chaoyang Middle Road and Bailu Road are not allowed to have vehicle’s entry per city’s planning requirement, so there’s no car entry/exit in the site planning;
5.The office/mall private car entry is placed on Xutang Road; the mall and RT Mart’s surface loading zone is placed on the site’s north-east corner per operation requirement, and large service truck will not enter the basement;
6.To ensure vehicle’s quick exit, another car ramp is placed on Wuxing Road; also there is a RT Mart’s shuttle bus zone.

建筑设计
一)购物中心设计
本项目的主要设计为一个地上4层,地下3层的购物中心。地上建筑面积为53600平方米,地下建筑面积为13590平方米。建筑层高分别为:B3:3.9米, B2: 3.9米, B1: 5.95米(含B1夹层: 3.05米), L1: 5.7米, L2: 5.5米, L3: 5.5米(局部6米), L4: 5.5米。整个裙房购物中心部分建筑高度(计算至屋面结构)不超过24米。
Architecture Design
1.Shopping Mall Design
The main design of this project consists of a 4-storey above-grade and 3-storey below-grade shopping mall. The above-grade area is 53600sm, below-grade area is 13590sm. Floor-to-floor heights are: B3:3.9m, B2: 3.9m, B1: 5.95m (including B1 Mezzanine: 3.05m), L1: 5.7m, L2: 5.5m, L3: 5.5m, L4: 5.5m. The total building height is under 24m (counting to the roof).

其中地下一层主要为商业和部分机动车/非机动车停车位,地下一层夹层为非机动车停车位,地下二、三层则全部是机动车停车位和设备用房。整个项目地下机动车停车位为841辆,地下非机动车为1995辆。
新大润发卖场占据首层和地下一层位置,其入口在首层,临近购物中心主要入口以方便人流快速进入卖场;出口在地下一层并设置了电动坡梯连接停车场,方便客群在购物后顺利地回到停车位。
B1 has mostly retail and car/bicycle parking; B1 Mezzanine has bicycle parking; B2 and B3 have car parking and MEP rooms. Total underground car parking number is 841, and bicycle parking number is 1995.
The new RT Mart occupies partially L1 and B1 with its entry on L1 close to the mall entry so customers can have easy access; its exit is in B1 with travelator connecting to the parking so people can easily go back to their parking stalls.

购物中心地上部分的首层以围绕卖场的单动线连接三个主要入口和门厅、室内中庭挑空为主,同时结合了北侧办公楼的大堂入口,业态以快时尚品牌及轻餐饮来打造年轻时尚的形象和体验。
A singular concourse connects three main entries on mall L1 around the RT Mart area; mall space is featured with high atrium and connected with office lobby entry. Trade mix consists mainly fast-fashion and light F&B to create a young and fashionable experience.

购物中心二层、三层则充分利用了平面的深度,打造了环形动线,在有效地提供了可灵活分隔的店铺之外,又最大化了店铺的数量;同时利用最深的东北角打造了室内表演活动区域,创造了另一个商业首层;二、三层的业态以现代生活、儿童教育和体育健身为主题。
A circular concourse is created to utilize the deep floor area to provide flexible store divisions and the most-number of stores. At the same time an indoor performance area is provided at the deepest north-east corner to create another ground zero; L2/L3 trade mix consist mainly modern living, kid education and gym faility, etc.

购物中心的四层则是整个项目的另一个亮点:利用本项目层数较低,屋顶容易到达的优势,打造一个室内室外结合的屋顶花园和餐饮天地。四层既有开放式的美食花园,又有独栋的大型餐饮主力店,将屋顶打造成了一个高租金的区域。在这里人们不仅可以享受美食,同时可以自由欣赏城市美景,而这些精心打造的空间和形象也透过城市街道成为市民欣赏的视觉焦点。
Another highlight of this project is at L4: to take advantage of the low building height and easy roof access to create a roof garden and indoor/outdoor F&B area.L4 will have both open food garden and individual restaurants which will generate high rent return. People in the roof garden will not only enjoy delicious food and appreciate the city views, these carefully designed spaces and features will also be visual focal points to the people on the city streets.

(二)办公楼设计
本项目的另外一个主要组成部分是一栋位于项目西北角的高层的写字楼。其标准层面积为1552.8平方米,办公建筑面积为19985.60平方米,女儿墙最高点高度为85.8米,和未来北侧规划中的金鹰高层建筑相呼应,同时也成为朝阳路和柏庐路上的视觉焦点。大楼办公实用空间的进深在7米左右,层高4.2米,满足现代办公场所的需求。
2.Office Tower Design
The other main component of this mixed-use project is an 85.8m tall office tower to its parapet at the north-west corner of the site, with its typical floor area at 1552.8sm and total tower area at 19985.60sm echoing with another future Golden Eagle office tower to its north, and become main visual focal point from Chaoyang Middle Road and Bailu Road. Tower office space depth is 7m, height is 4.2m suitable for modern office use needs.

整栋大楼的造型既反映了本项目的场地规划客观要求,同时也考虑了其形象和节能的多种因素。大楼面对柏庐路的方向以平直的转角塑造了修长挺拔的造型,同时减少了西向幕墙朝向面积达到节能的目的。
The shape of the tower reflects the site boundary limits and also in consideration of its image and energy-saving factors. Its façade facing Bailu Road adopts hard-corner shape to create a slender image, also reduces west-facing curtainwall area for energy saving purpose.

同时,折板式的双层LOW-E幕墙结合竖向铝合金窗棂,起着遮阳和通风的效果,有效地达到了节能的效果。大楼的其它方向则以平板双层LOW-E幕墙结合横向铝合金窗棂为主,同样起到遮阳和节能作用。
Meanwhile the zig-zag double-pane Low-e curtainwall combined with vertical aluminum fins provide shading and ventilation effect for energy saving.The other side of the tower adopts flat double-pane Low-e curtainwall combined with horizontal aluminum fins also achieve shading and ventilation function.

综上所述,通过前期精准定位和招商,充分发挥项目自身资源优势,结合先进和成熟的设计理念,依靠未来高品质运营,期待打造出昆山市又一全新的商业、生活、办公中心 —— 新大润发综合体。
Above all, it is anticipated that a completely new commercial, living and working mixed-use destination will be created basing on accurate early market study and positioning, RT Mart’s own primary resources, advanced design concept and future high-quality operation.
