November 16th, 15:00 , the stall owners of “New Asia International Electronic & Digital City “ ( hereinafter referred to as “New Asia”), got together to raise protest against the administration of the market. They crowd around the gate，the foot bridge and the road , to express their objection to the rent increases.
An insider said that, “New Asia” did ask for a renewal in 2013, stalls in different positions had different degree of rent increases, and the renewal contracts were signed for 7 years.
But only 3 years after that renewal, "New Asia" starts to ask for a new round of renewal & rent increases, when the stall owners still have 4 years tennacy. What`s more, The rent is going to rise by 40% again.
According to another insider`s message, it`s not only the rent increases that caused this protest, but also the long-term management problems of the administration:
1. The Rent is considered to be too high for one stall, which is about only 10 m² large.
2. When the stall owners place goods temporarily in front of their stalls to packaging the goods, the security guards will come up and charge them 1,000 per/month as management fee. If the stall owners refuse that requirement, their goods will be confiscated.
Actually, this is not the first protest against rent increases of this month.
November.12nd, a gathering protest occured in “Time International Building”, because the tenants disagreed with the rent increases requirement of the administration.
According to relevant laws, if the leaser and the tenant do not make related terms about rent increases on the contract, the tenant could refuse the leaser`s rent increases requirement, during the contract period. Both the leaser and the tenant should obey the regulations of law, to protect the rights of each other by fulfilling the contract.
In the era of market economy, leasers do have their right to raise rent in reasonable degree. However, since the wolrdwide economic environment is not so good these days, what leasers and tenants should do may be understanding each other, helping each other , and getting through the tough time together.
