For many foreign friends who are living and doing business in China,they may want to find a suitable office. Besides the location, traffic, office space, building design, you also need to think about the property of the office, the rental materials offered by the leaser and whether the office can be registered in the street office.
HACOS advises that only the offices which meet all the requirements above can you sign up the rental contract.
Today HACOS would like to introduce the process of putting office on records in the street office.
Preparing for the rental materials included:
A copy of the valid Property Ownership Certificate
If the lessor or the lessee is a Natural Person, a valid copy of the personal Identity Cards will be needed.
If the lessor or the lessee is a company, a valid copy of Business License with company seal will be needed.
Original of the signed rental contract.
You need to make sure whether the Land Use Tax has been paid before putting office on records. Whether the Land Use Tax paid by the lessor or the lessee will be written clearly on the rental contract.
Making sure who will pay the Stamp Tax ( 0.1% of the rent). In general, both the lessor and lessee need to pay it.
Then you bring all the materials to the street office to put office on records, accompanied with the staff of the Property Management Office.
After Inspection of all the rental materials ,the staff of the street office will request to pay the Stamp Tax on the scene and give you a receipt with receiving time on it.
( Some Property Management Office can also do it for you,you just need to bring all the materials and fees to the Property Management Office to put your office on records.)
Go to the street office to receive the registered document .
