As we all know,if you are going to establish a company, you should have an awesome office first. But as a new entrepreneur, you may not know that there are some things the agency won't tell you. Therefore, HACOS have some tips for you.

You'd better choose an agency that you are familiar with. Or you can inquire a property management office. They know best which room in the building is available and who is the landlord, and perhaps will call the landlord for you.

Some landlords will offer you a total price that includes Rent, Lease Tax, and Stamp Tax, but Management Fee is not included. For example, if such a landlord says the rent is ¥9000, then you just need to put the Lease Contract on record together with the landlord.

However, some landlords will offer you a price that only includes Rent, but not Lease Tax, Stamp Tax etc. , which will be paid by yourself.
Therefore, you should make sure whether the Rent includes Lease Tax and Stamp Tax, for sometimes the offer price is low, but actually you need to pay much more than that.
According to the National Policy, the office landlord should pay 8% to 14% Lease Tax, which is paid by the landlord each month. For example, since the government imposes an 8% Lease Tax on rent below ¥30,000, if the rent is ¥8000, then the Lease Tax will be ¥8000*8%=¥640 per month.

Besides, both the landlord and the tenant should pay Stamp Tax, which is 0.1% of the rent. For example, if the rent is ¥8000 yuan, then the Stamp Tax for both will be ¥8000*12*0.1%=¥96 each year.

When you rent an office, do remember to get Invoices for the Rent, Lease Tax and Stamp Tax, and give them to your Tax Accountant. Because these Invoices are very IMPORTANT for your future tax affairs.

And the Invoice for rent is especially important. It is the MOST IMPORTANT document that can prove your company is in operation but not a zombie company. And when you deregister your company, if you don't have Rent Invoices, the Tax Office may ask you to pay taxes!
If you sign the Lease Contract in your name, then your name will be on the Rent Invoice. But with such an invoice, the accountant cannot do the accounting.

So, after you've got your Business License, you should go to the Sub-district Office and change the tenant's name into your company's name.

Of course, when you rent an office, you should also consider many other things, such as Transportation, Popularity, Property Management, and the Landlord's Personality. Hope you can take all these into account and make the best choice.
