Things You Need to Know Before You Rent An Apartment in China

Foreigners coming to China generally need to hold a valid passport and obtain a corresponding visa before they can enter and stay in China. 

If you are looking to rent after entry, you might need to know these things ahead of time.

Process of Renting

1️⃣ Find your ideal apartment through a regular agency.

2️⃣ Sign the lease contract with the landlord and then go to the Foreigner Management Center together with the landlord to file the rental record. 

The landlord needs to provide the original and photocopy of ID card, real estate certificate, rental tax bill and the lease contract.

You, the tenant, need to provide your valid passport, visa, final entry form and photo.

Landlords and tenants must sign a security responsibility letter with the local community police.

3️⃣ The change of temporary residence should be reported to the visa provider or the competent authority within 24 hours of the change. 

The foreigner, in person, must go to the public security authorities of the place of residence with the landlord and provide valid documents to apply for a certificate of residence.

Types of Residence Premit

To apply for a foreigner residence permit, the applicant shall submit his/her own passport or other international travel documents, as well as photos that meet the requirements and other relevant materials. 

Besides, he or she needs to go to the public security organ of the local people's government at or above the county level in the place of residence, and get biometric information recorded, such as fingerprints.

Here are requirements of different types of residence permit.

Residence permit for work

A work permit is required. 

For foreign high-level talents required by the state or urgently needed specialized talents, relevant certification materials shall be submitted in accordance with regulations.

Residence permit for study

The applicant shall submit the letter issued by the recruiting unit indicating the duration of study and other certification materials in accordance with the regulations.

Residence permit for journalists

A letter issued by the relevant competent authority and a press card are required.

Residence permit for reunion

Family member relationship certificate and other supporting materials should be summited.

Residence permit for private affairs

Foreigners who are visiting relatives for a long time shall submit proof of kinship, residence permit of the person being visited and other supporting materials as required. 

Those who enter China to handle private affairs shall submit relevant proof materials that they need to reside in China for handling private affairs.

Foreigners who apply for a residence permit valid for more than one year shall submit a health certificate in accordance with regulations. The health certificate is valid for 6 months from the date of issuance.

Illegal Residence

According to the Regulations of the People's Republic of China on the Administration of the Entry and Exit of Foreigners, staying in China under any of the following circumstances will considered as illegal.

1️⃣ Staying beyond the period of stay and residence stipulated in the visa or stay and residence documents.

2️⃣ A foreigner who enters China without a visa and stays beyond the visa-free period without a residence permit.

3️⃣ Foreigners conduct activities beyond the restricted area of stay and residence.

4️⃣ Other cases of illegal residence.
