With some older homes, you fix a leak only to have it leak again—spending a fortune and enduring endless headaches. You might climb onto the roof yourself to replace a few tiles, but before long, the same problem resurfaces. Why? Because you’re treating the symptoms, not the root cause!

Is there really a permanent solution to leaks in old-tile roofs? The answer is: Yes!

Actually, there’s just one trick: replace the old tiles at the source, choose the right materials, and with a single renovation, it’ll last thirty to fifty years!

Why do older homes always have leaks?

Let’s first figure out what’s causing the leaks in the old tiled roof.

First, the tiles are old. Those blue and red tiles have been exposed to the sun and rain for over a decade; they’ve long since become brittle. Some have cracked, others have chipped corners, and rainwater seeps in through the cracks.

Second, the wood underneath has rotted. Over time, the purlins and rafters in old tile-roofed houses have absorbed moisture and decayed, causing the roof to warp. As a result, the tiles have become loose, and the gaps between them have grown wider.

Third, the waterproofing layer has long since failed. When many old houses were originally tiled, the only layer beneath the tiles was either mud or old oil-impregnated felt. Over the years, the mud has been washed away and the felt has crumbled to dust—how could it possibly keep the rain out?

To put your mind completely at ease, you’ll need to tear down the entire old roof, redo the waterproofing, and lay new tiles!

How can we solve this?

This solution isn’t some quick fix, but a proper, systematic process. Simply put, it involves four steps: dismantling, repairing, laying, and arranging.

Four-Word Policy


·Dismantling

Clear away all the old, broken roof tiles, shredded roofing felt, and rotten wood—leave not a single piece behind.


·Repairing

Inspect the roof beams and purlins; replace any that are rotten immediately, and level and reinforce the subfloor.


·Laying

First, install two layers of high-quality waterproofing (such as a waterproof coating combined with waterproof membrane), then lay the new tiles. This step is the most critical—choose the right tiles, and you’ll be set for good; choose the wrong ones, and you’ll have to deal with the hassle again in a few years.


·Arranging

Clear out the gutters and downspouts to ensure that rainwater flows freely; if water doesn’t pool, there won’t be any leaks.



Of these four steps, the one that causes the most headaches is deciding “what kind of roofing tiles to use.” There’s a wide variety of tiles on the market—resin tiles, glazed tiles, clay tiles… So which one is the most durable and low-maintenance?

We recommend “stone-coated metal roofing tiles”

First, they are sturdy, durable, and long-lasting.

Stone-coated metal roofing tiles use galvanized steel sheets as the base material, with a layer of natural colored stone granules bonded to the surface. They can withstand hail, resist strong winds, and can be walked on without any issues. They last at least 30 years—and can even last 50 years!

Second, they’re lightweight! Old roof beams can handle them.

Many older tile-roofed houses have aged over the years, and their roof beams are no longer as sturdy as they once were. If you were to replace them with traditional glazed tiles—which weigh several pounds each—the entire roof would become incredibly heavy, posing a serious risk of damaging the beams. Stone-coated metal roofing tiles, however, weigh only one-sixth as much as traditional tiles, so they can be installed directly on older homes without the need to reinforce the beams—making the process both safe and hassle-free.

Third, waterproof, fire-resistant, and wind-resistant

These tiles are laid one by one with overlapping edges, fitting together seamlessly so that rainwater cannot penetrate. They also meet Class A fire safety standards, making them resistant to lightning strikes. Their wind resistance is exceptional; even Category 10 winds cannot blow them off.

Fourth, it looks great and won’t fade

The colored stone layer on the surface is fused on at high temperatures, so it won’t fade even after being exposed to sun and rain. It comes in a variety of colors, including red, blue, gray, and black. Once laid, it makes your home look like a villa, and your neighbors will all compliment how impressive it looks.

Of course, what everyone cares about most is the price. To be honest, these stone-coated metal shingles are a bit more expensive than regular resin shingles. But let’s do the math: resin shingles become brittle after eight to ten years, requiring a second renovation—which ends up costing more money and causing more headaches. Stone-coated metal shingles are a one-time investment that lasts thirty years without any maintenance. Which option is more cost-effective?

It’s best to replace your roof during the dry seasons of spring and fall; never start work on rainy days. Before construction begins, have the workers thoroughly inspect the roof beams—any that are worm-eaten or rotten must be replaced. This is essential and must not be taken lightly!
